    If you are looking for a house or a flat these simple steps will help you to move into your dream home without having to pay brokerage:

    Step 1
    Local classifieds. Go through the classified ads published typically on a Saturday or a Sunday. These classifieds come free with your newspaper. But even these classifieds have ads from broker. The ads which have details of more than one property are broker ads. Avoid calling these. Call only the ads which just list one property per ad.

    Step 2
    Your network. Ask your friends to look out for rental listing posted on their company intranet. Large companies, specially IT companies have these internal portals where employees can make such postings.

    Step 3
    Cold calling. If you are looking for a flat in a high rise building asking the guard on duty can be a good idea. These guards typically also work as part time brokers. If you close the deal through such guard you will need to pay about one fifth of what you would pay to a property dealer

    Step 4
    Property sites. On sites like www.makaan.com, www.magicbricks.com or www.99acers.com search for postings which are created by owners/individuals. This will ensure that you don’t waste your time calling up brokers. Though many a times you will find that brokers have made a posting as owner/individual. But it never hurts to try.
